PRIOR TO INSPECTION

We provide pre-inspection information and guidance utilizing the vast experience gained over the many years of dealing with auctioneers, construction companies, different building techniques & technologies, buildings that are currently lived in versus homes that are currently vacant

We give a detailed account of the process and put you at your ease knowing that we are there for you and your needs. We then arrange everything with the auctioneer and the current homeowner.


BOOKING

At the time of booking, we confirm the time, date and some general details.

We can organise the booking with all relevant parties if needed.

 


INSPECTION DAY

We arrive prior to the meeting time. We either meet with the current homeowner or auctioneer. Once the inspection process has been complete we prepare our comprehensive report. On the way back from the inspection we give you a quick ring to fill you in on any important issues that may have arisen.

Once the inspection is carried out we will endeavor to have the cover letter and the Pre-Purchase inspection report issued within 5 working days of inspection day, but is usually much sooner.
 

 INCLUDED IN THE SURVEY

The Pre-Purchase Inspection Service and Report we offer is exceptional, we want you to relax, safe in the knowledge that the professionals are doing the job.

Our service begins at the boundary of your property, from garden to back, from the floor, and into the attic.

We make detailed comments on the Structure and all other aspects of your new home including Floor covering, Walls, Ceilings, Woodwork, Painting & Decorating, Windows, Heating, Electrical system, Fire alarms & any fire risks, Appliances, Water feed, and Sewage.

We carry out a socket check for wiring with a portable tester.

Any items of concern during the visit will be photographically recorded and included in the report.

Unlike other providers who have a checklist of items that they run through, we check everything. This results in detailed findings that many others just won’t find.


ISSUING OF THE REPORT

A comprehensive list will be prepared and on receipt of full payment, a copy of the comprehensive report will be sent to you between 5 - 10 days which is well below the industry average.

All our reports stand up to the standards required by:

  • Banks

  • Solicitors

  • Auctioneer (if required)

A free advice follow-on service is also provided should you need it.

 

After ISSUING THE REPORT

Once the report has been issued and you have had a chance to take note of any questions that you may have we will organise a call to discus findings a few days later.

Advice can be given on such things as knocking walls, extensions, or attic conversions for the future,
