PRIOR TO INSPECTION
We provide pre-inspection information and guidance utilizing the vast experience gained over the many years of dealing with construction companies, builders, foremen, different trades and auctioneers.
We give a detailed account of the process and put you at your ease knowing that we are there for you and your needs.
BOOKING
At the time of booking we confirm time date and some general details.
DAY BEFORE BOOKING
We confirm that everyone is still good to go to carry out the snag.
INSPECTION DAY
We arrive prior to the meeting time. We either meet with yourself and/or the builder. Once the snagging process has been complete we prepare our comprehensive report.
Once the inspection is carried out we will endeavor to have the snag list issued by the next working day.

The Snag list Service we offer is exceptional, we want you to relax, safe in the knowledge that the professionals are doing the job.
Our service begins at the boundary of your property, from garden to back, from floor slab into the attic.
Unlike other providers who have a checklist of items that they run though, we check everything. This results in finding snags that many others just won’t find.
ISSUING OF THE SNAG LIST
A comprehensive list will be prepared and on receipt of full payment, a copy of the comprehensive snag list will be sent to you once happy, you can forward onto:
Your builder
Solicitor (if required)
Auctioneer (if required)
A free advise follow on service is also provided should you need it.

Snag list prices have no hidden fees for standard size and built homes. (<1,600 sq ft / 150 sq m)
In addition to the initial Snag List, we also offer a return visit service which has an extra charge from €150.
The return visit service involves signing off on any of the critical points from the original snag list. We cover all the original snags and we advise the client on whether or not to sign off unless the finish is perfect. This is where clients need a guiding hand, quite often these final stages of the build or renovation are the most critical.
