When selling a home all external alterations including porches, extensions and sheds require either planning permission or may be exempt from planning requirements. If your extension or alteration is exempt from planning an official “Opinion of compliance” will be required by the legal team conveyancing the sale of your property. This is a statutory process since the introduction of the Building Control Amendment Regulations 2013.
A certificate of compliance can be issued by an architect, surveyor or engineer at the completion of a construction project to state that they have supervised the project and that it is built in compliance with the building regulations.
If this certificate was not issued at this time a retrospective certificate of Opinion of compliance can be issued at a later date.
